Renovation Status
Tucker's Building & Construction has completed Phase I work. Phase I included demolition of the basement floor, pour of a new concrete floor that will provide full walking headroom, installation of all utilities in the floor (sewer, electric, water etc), and structural concerns addressed. A snack bar patio was poured, service entry door, food service window and double entry doors were installed. The basement will be a full service kitchen and have a sit down dining area. An interior set of steps was installed to allow access to the upper levels of the barn. The new front entrance was built including a double set of doors leading into a lobby area. The lobby includes a set of bathrooms. The mid level will be an open floor plan that will lend itself to hosting all of the typical club events, such as seasonal registration, pictures, coaching seminars, coaches’ meetings, monthly association meetings AND other events like World Cup, Super Bowl, MLB World Series parties to name a few. A third level loft is planned on the front end of the clubhouse (above the front lobby) and will include an office and lounge.
What's next? Phase II
Phase II will include well water installation, sewer line installation, snack bar renovation and possibly building the second level outdoor deck. We need donations of material or money to purchase items to outfit the snack bar kitchen and to build the sit-down eating area. We need pressure treated lumber and composite decking for the outdoor deck.
Project approval and cost summary
- Conver and Smith Engineering, Royersford was hired in 2006 and provided the Land Development Plan for HillTop Farm.
- The HillTop farm land Development Plan was approved by Limerick Township in September 2007. Engineering expenditures to date are ~ $50,000.
- Arthur Altemose Architects, Collegeville was hired in December 2006 and provided the architectural drawings for the Club House. Design expenditures to date are ~ $16,000.
- Bids to renovate the Barn were obtained. Bid scope included full and partial renovation. Tucker's Building & Construction completed Phase 1 in October 2007. Phase 1 expenditures were ~ $220,000.
- Public sewer line permits are being pursued for HillTop Farm. An easement from PECO Energy is being finalized. NDEPS permits are being completed. Sewer line installation is expected to cost ~ $90,000.
- Well water bids have been obtained. The new well will cost ~ $6800.
- Electric service upgrade bids have been obtained. The electric service upgrade will include new service installed underground from a utility pole at Royersford road running to the clubhouse, extensions for parking lot lighting, future turf field lighting, adequate power for the clubhouse restaurant and a power feed to the new pole barn. The electric upgrade is expected to cost ~ $30,000.
- Site grading around the clubhouse will be performed Judge Excavating. This will be final grade and stabilization of the soil near the concrete walks and patios, provide proper drainage away from the foundation.

WMU received good news that the Lilliput Foundation donated $15,000 to the Barn renovation fund.
Material Donations:
The following material has been donated: insulation, plumbing fixtures, HVAC duct work and paint. Partial donations have been obtained for windows and doors, HVAC units, hot water heater and lighting fixtures.
Material Donations are needed for the following:
Pressure treated lumber, composite decking, electric wire, electric outlet boxes, outlet fixtures, sub-flooring, tile flooring, framing lumber, drywall, interior doors, finish trim lumber, bathroom fixtures, data communication cables, construction hardware and 1500 feet of 8" PVC pipe (sewer line) to name a few.
